• Assembling of a design team and relevant consultancy services.
• Establishing a brief for the architect and key members of the design team.
• Review of initial design proposals to determine if the site is being fully optimised and the brief is being met. 
• Review of the detailed proposals to ensure that the customer experience is being fully optimised. 
• Reviewing floor plans to ensure that house or apartment layouts are the optimal solution for the customer creating maximum value.
• Advice on affordable housing requirements including Financial Viability Assessments and early / late-stage review mechanisms. 
• Advice on negotiating and concluding any third-party agreements including Development Agreements, Promotion / Option Agreements, Section 106 Agreements, affordable housing contracts, rights of light agreements, party wall agreements, statutory undertakers etc. 
• Examining the wider amenity offer on a scheme to ensure that the services are appropriate for the target market. 
• Ensuring that any interaction between a variety of uses will not create conflict between the users as well as key considerations around servicing, deliveries, and cycle / refuse requirements. 

Founder/Chief Executive Officer

Neil Sams has played a prominent role in the development sector for over 20 years, bringing a wealth of experience to lead the bespoke consultancy services at 10g Consulting Limited. 

His expertise encompasses multi-phase, complex regeneration schemes, boutique developments, and projects in the senior living sector. Neil has spent the majority of his career working for Berkeley Group, progressing to Regional Board Director. He also held the Land & Planning Director role at London-based developer Anthology as well as having experience working for a Local Authority. 

Neil has a keen eye for detail, excellent communication skills and a passion for delivering high-quality results. He is committed to providing expert advice and guidance to his clients, whilst ensuring that their projects comply with all relevant regulations and requirements.

Over the years, Neil has built up an impressive portfolio of successful projects, ranging from small residential developments to large-scale mixed-use schemes. He has a strong track record in delivering projects on time and within budget, and is renowned for his ability to manage and coordinate complex projects involving multiple stakeholders and design teams. 

Neil has worked on market leading projects in the sector alongside the most prominent consultants in the industry. He has experience in working with the Greater London Authority, the majority of the planning authorities in London and the South East as well as a large number of leading Registered Providers.
